Developed by the joint venture between Landid and Brockton Capital, The Charter Building has been designed to bring an entirely new workspace offer to Uxbridge, a 240,000 sq ft high specification, design-led workspace. Just 100 metres from Uxbridge tube station, the building will provide a well-connected home for the modern, discerning occupier that values sustainability, good design and the wellbeing of its workforce.
The sheer footprint, along with ceiling heights up to four metres, one-acre floorplates, 5-storey atrium and internal 'street' that runs 100m North to South, make it one of the largest spec office developments in London and the South East – and indeed the largest in Uxbridge. The project saw the original building, which was once the UK headquarters for Coca Cola, completely stripped back to its structural frame. The floor plates were extended and a new penthouse floor with access to a dramatic roof terrace was also an addition.

Lighting Objectives
Luminaires from Thorn Lighting have played an important role in the overall design of The Charter Building.
Thorn's Custom Division worked closely with Derry Building Services (DBS), the Mechanical and Electrical Design and Build Contractors on the project, to design an extremely efficient lighting scheme that fitted the brief. This included the provision of square edge continuous row fittings that would incorporate one control per three luminaires and emergency lighting.
Solution
Thorn provided a variety of designs with high grade fittings for review that were submitted to the customer for approval. Once the initial design was approved, Thorn provided mock ups of the actual fittings and worked closely with DBS to ensure maximum efficiency was achieved on optics to achieve the required BREEAM status.
The final luminaire design was christened ‘Stealth Charter’ and a white finish was chosen. Thorn and DBS then worked together to devise a plan of how the layouts would sit in each area.
